Acceptable Use Policy

1. Purpose

This Acceptable Use Policy (“AUP”) defines the rules and boundaries for using the innbu platform. It is incorporated into and forms part of our Terms of Service. By using innbu, you agree to comply with this policy.

2. Permitted use

innbu is designed for legitimate short-term rental property management. You may use the platform to:

  • Manage guest communications across connected channels
  • Coordinate cleaning, maintenance, and operational tasks
  • Optimise pricing and revenue for your properties
  • Monitor bookings, reviews, and property performance
  • Automate routine hosting tasks using AI agents within the platform’s designed capabilities

3. Prohibited activities

You must not use innbu to:

Illegal or harmful activity

  • Manage properties that are illegally rented or in violation of local regulations, zoning laws, or licensing requirements
  • Facilitate or promote illegal activity of any kind
  • Evade taxes or engage in financial fraud
  • Operate properties used for illegal purposes

Harassment and abuse

  • Send threatening, abusive, harassing, or discriminatory messages to guests or anyone else through the platform
  • Use AI agents to generate deceptive, misleading, or manipulative content
  • Impersonate another person or entity
  • Discriminate against guests on the basis of race, ethnicity, religion, gender, sexual orientation, disability, or any other protected characteristic

Misuse of AI capabilities

  • Attempt to manipulate AI agents to bypass safety guardrails or generate harmful content
  • Use AI-generated messages to deceive guests about property conditions, amenities, or policies
  • Rely entirely on AI agents without any human oversight for critical decisions involving guest safety
  • Use the platform to generate spam or unsolicited bulk messages

Technical abuse

  • Attempt to access another subscriber’s data or tenant environment
  • Probe, scan, or test the vulnerability of our systems without written permission
  • Reverse-engineer, decompile, or disassemble any part of the platform
  • Use automated tools (bots, scrapers, etc.) to access the platform outside of the provided APIs
  • Deliberately overload or disrupt the platform’s infrastructure
  • Circumvent rate limits, usage quotas, or access controls

Data misuse

  • Collect, store, or use guest personal data for purposes unrelated to the hosting relationship
  • Sell, share, or disclose guest personal data to third parties without a lawful basis
  • Fail to comply with applicable data protection laws (including UK GDPR) regarding guest data you process through innbu
  • Upload malicious files, malware, or harmful content to the platform

4. Your data protection obligations

As a host using innbu, you act as a data controller for the guest personal data processed through our platform. You are responsible for:

  • Having a lawful basis for collecting and processing guest personal data
  • Informing guests about how their data is processed, including the use of AI in communications
  • Responding to data subject requests (access, deletion, etc.) from your guests in a timely manner
  • Ensuring that any data you input into the platform is accurate and up to date
  • Reporting any suspected data breach involving guest data to us immediately
  • Complying with all applicable data protection laws in the jurisdictions where you operate

5. Content standards

All content you create or configure on the platform (property descriptions, response templates, house rules, etc.) must:

  • Be accurate and not misleading
  • Comply with applicable advertising standards and consumer protection laws
  • Not contain defamatory, obscene, or offensive material
  • Not infringe on the intellectual property rights of any third party

6. Reporting violations

If you become aware of any violation of this policy, please report it to us immediately at legal@innbu.com. We take all reports seriously and will investigate promptly.

7. Consequences of violation

Violation of this Acceptable Use Policy may result in one or more of the following actions, at our sole discretion:

  • A warning with a request to cease the prohibited activity
  • Temporary suspension of your account or specific features
  • Permanent termination of your account without refund
  • Reporting to law enforcement or regulatory authorities where required by law

8. Changes to this policy

We may update this Acceptable Use Policy from time to time. Material changes will be notified to you in advance. Continued use of the platform after changes take effect constitutes acceptance of the updated policy.
